Retail & Leisure

The Retail Panel will consider current trends on investments in Central Europe’s growing network of shopping centers, with special focus on a trend in favor of city-center, and edge of center schemes rather than greenfield projects. What real chances are there for rental growth in the mid-term and just how deep is the pool of quality of brands still interested in entering the region?

Central Europe’s exploding housing market will be discussed in the Residential Panel, in particular the conditions that have made the current development boom possible, the big players operating in the sector, the opportunities housing is providing investors of all sizes around Europe, and a look at the sector’s underlying strength.

Property Investment

The Investment Panel will be closely followed this year, as Central Europe’s investor sector has finally come into its own. Despite claims of a lack of product available for institutional investors, the creative players on the market are finding plenty of ways to lock in cash flow from a wide variety of properties. We’ll explore which Western European markets provide a useful comparison for the capitals of Central Europe and discuss whether there continue to be substantial justifications for risk premiums.

Office Development

Around the region, the administrative sector has matured greatly over the past couple years, a fact that will be dealt with in depth in the Office Panel discussion. Budapest’s market finally appears to be stabile, Warsaw’s collapse in rents has halted for the moment, while vacancy levels have snuck up in Prague. As this sector has traditionally led the way on yield compression, the panel will discuss whether it continues to provide superior value for investors along with the prospects for rental growth over the mid-term.

10:45

Coffee break

11:15 - 12:30

Logistic/Industrial

The Industrial Panel is finally undergoing significant change. The effects of European accession are now becoming clear, while the impact of improved infrastructure around the region, especially in Poland are finally being felt in real terms. Big players are undertaking an aggressive regional push that’s testing established rental levels, but at the same time some are suggesting that end users could have more power in negotiations than has been recognized until now.

Mega Projects

For the first time, CEDEM will feature the professionals involved in Central Europe’s most important, cutting-edge schemes. This panel discussion will reveal the plans of the major developers, their strategies, techniques they use in designing and implementing major investments and their insights into where the market is going. The Project Showcase will be a useful introduction for newcomers to Central Europe, but also gives veterans of the market a chance to discuss current development practices and trends.
